Roof Systems

Commercial roof systems we install

Decades of installation in Ontario's harsh climate (deep snow loads, severe freeze-thaw cycles and intense summer UV) shape how we match a system to your building. Here's our practical, field-tested take on the four flat-roof systems we work with most.

Compare the options

Four systems, honestly assessed

There's no single "best" flat roof, only the best fit for your building, budget and how the roof gets used. What each one is genuinely good and bad at:

Single-ply

TPO: Thermoplastic Polyolefin

Outstanding reflective "cool roof" capability that dramatically lowers summer cooling costs. Highly resistant to chemical exposure and punctures, ideal for modern logistics hubs and retail plazas.

  • Best for: logistics, retail, cooling-sensitive buildings
  • Reflective white surface, welded seams
Single-ply

EPDM: Rubber

Highly flexible; naturally handles Ontario's extreme temperature swings without cracking. Its dark surface absorbs significant summer heat, and the glued seams need regular checkups as they age.

  • Best for: temperature-cycling durability
  • Watch: heat gain & aging seams
Multi-layer

Modified Bitumen (Mod-Bit)

An ultra-rugged, thick multi-layer system with excellent puncture resistance for foot traffic and heavy maintenance environments. Stands up superbly to thick ice and snow, but takes longer to install.

  • Best for: high foot traffic, heavy snow
  • Trade-off: longer install time
Multi-layer

Built-Up Roofing (BUR)

The classic multi-layer hot-tar-and-gravel system, exceptionally durable and redundant. It is heavy, has a long install timeline, and lacks the modern thermal efficiency of single-ply membranes.

  • Best for: redundancy & longevity
  • Trade-off: weight, thermal efficiency

Common questions

What is the difference between TPO, EPDM and modified bitumen?

They are different single-ply and multi-ply approaches with different strengths: reflectivity, puncture resistance, ease of detailing around complex rooftops, and behaviour in Ontario's freeze-thaw cycle. The right one depends on your building rather than on the product.

Which system lasts longest?

Service life depends far more on installation quality, detailing and maintenance than on the membrane type. A well-detailed and maintained roof routinely outlasts a better-specified one that nobody looks at.

Can we change system type when we re-roof?

Usually yes, and a re-roof is the natural moment to reconsider. The existing deck, insulation, rooftop equipment and drainage all influence what is sensible.

Which system is best for a building with a lot of rooftop equipment?

One that details well around penetrations and curbs, since that is where leaks start. We recommend based on how complex your roof actually is, not just its square footage.
