Commercial roof coating systems
A failing roof doesn't always need a costly tear-off. Fluid-applied silicone and acrylic coatings restore a sound roof, add a bright reflective surface that cuts cooling costs, and can extend service life by a decade, at roughly a third of the cost of full replacement.
Is your roof a candidate for restoration?
A roof is only a good candidate for a fluid-applied coating when it meets strict diagnostic criteria. We prove it before we recommend it.
Under 20% saturation
Moisture readings. Core samples and thermal imaging must prove that less than 20% of the insulation is saturated. Any small wet pockets are cut out and replaced with dry matching material before coating.
Structurally intact
Membrane & ponding. The existing system must still have its structural integrity, no widespread shattering or systemic breakdown. Mild to moderate ponding can take silicone; persistent deep ponding signals structural deflection that needs correcting first.
- Deep cleaning
High-pressure power washing (minimum 3,000 PSI) with biodegradable cleaners to strip surface oxidation, dirt and biological growth.
- Targeted repairs
Sealing all seams, flashings and curb penetrations with reinforcing fabric embedded into heavy-duty flashing-grade mastic.
- Priming
Applying substrate-specific primers to ensure a flawless chemical bond between the old membrane and the new coating.
Commercial-grade coatings, matched to your roof
High-solids silicone
Silicone. Our go-to systems (such as GacoFlex and Henry ProGrade) for excellent ponding-water resistance on low-slope commercial roofs.
Premium acrylic
Acrylic. For higher-slope structures that need budget-friendly, high UV reflectivity without the silicone premium.

Can my roof be coated instead of replaced?
Only if it qualifies. The deck has to be structurally intact and the insulation under 20% saturation. We establish both with a moisture survey before quoting — coating a wet roof seals the problem in rather than solving it.
How much does restoration cost compared with a full replacement?

How long does a coating last?
A correctly prepared and applied coating adds years of service life and can be renewed again later. The term depends on the system specified and the mil thickness applied, which we confirm in writing with your quote.
What preparation does a coating need?
Deep cleaning, then targeted repairs to failed details, then priming. Skipping any of the three is the usual reason a coating fails early — the coating is only as good as what it is bonded to.
Will a coating reduce our cooling costs?
A reflective coating substantially lowers the roof's surface temperature in summer, which reduces the heat pushed into the building and the load on your HVAC. How much you save depends on your building, insulation and energy rates.
